Chances are, by the time you have submitted an offer, you have already imagined yourself living in the potential house. You can sit back and wait to see if your offer has been accepted, or you can use these tips to increase your chances of submitting an offer that gets accepted:

Understand the market. An offer not only identifies what you are willing to pay for the house but also what you think it is worth. The best way to identify a house's worth is by doing a competitive market analysis. This can tell you what similar houses have sold for in the area.

Consider motivation. A seller's motivation can tell you a lot about their willingness to accept a lower offer. Properties that require work or houses that have been on the market for a long time are more willing to accept a lower offer than a house that was just recently listed.

Be timely. You have less negotiation power if the seller has other offers available. The faster you put in an offer, the faster you can know whether or not your offer has been accepted.

Offer a higher earnest money deposit. The earnest money deposit (EMD) accompanies your offer letter. It identifies your true intent in buying the house. When you include a higher EMD, you are displaying how serious you are about buying the property. It can also be helpful to include a copy of the pre-approval letter which further demonstrates your seriousness of buying the property.
